what documents should I sign before entering interest rate cap with bank?ISDA? does anyone have some templates?

for IR derivs you'll have to sign an ISDA master agreement. best is to get the templete from your counterparty.

You also really need to think about having the doc reviewed by an attorney. ISDA agreements can have cross-default and MAC type language that can really come back to bite you when you least expect it. Get the counterparty's Schedule (the Master won't actually be negotiated, but you will negotiate a "Schedule" that will make "tweak" the Master more to your liking) and have a lawyer look at it (and no, I am not a lawyer, but I almost never negotiate an ISDA without having a lawyer look at the final draft)...
